What are home measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services needed?

Property taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more space than you have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting a property up for sale

A measurement service will ensure that you're paid a fair price for your home. Square footage is one of the most important elements potential buyers consider when purchasing a house — but since these values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a recent appraisal or home measurement service executed by an appraiser (after any renovation that may have affected square footage).

For agents

To make sure that your client's property sells at a price that appropriately reflects market value, we suggest asking for a floorplan service for the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic to attract potential buyers because they can see the layout and attributes of the property before and after touring.
